I have a Chamberlain with belt drive and battery backup. Works when the power is out and it also comes with a device to turn on the house lights when you open the door to come home. I haven't used the lighting feature. My battery went bad last year (beeped every 6 seconds) and I still haven't replaced it. The beeping stopped after a few weeks and I wasn't working in the garage at the time, so it didn't bother me. Plus we rarely loose power and none of the daily drivers are in the garage, so not a big deal to not be able to raise the door if the power is out. I had to buy an extension kit since the door is over 8'. But the opener works great and is extremely quiet.
